Frequently Asked Questions
General
Fargo's rental scene ranges from a revitalized downtown core to college-adjacent blocks and newer south-side development, and each stretch draws a different kind of renter. These are the areas that stand out:
Downtown Fargo
Home to Kesler Apartments, this is the neighborhood that has driven most of Fargo's recent apartment growth, with developer Kilbourne Group adding more than 360 units across three buildings in 2022 alone. Broadway Square anchors the area, hosting the Red River Market every Saturday from July through October, and the address carries a Walk Score of 93. Historic buildings along Broadway have been converted into lofts, breweries, and restaurants, giving the neighborhood a mix of century-old character and brand-new construction like Kesler.
Roosevelt / NDSU
Just northeast of downtown, this area wraps around North Dakota State University's main campus and the Fargodome, putting students and young professionals within walking distance of classes, Bison sports, and the Bison Sports Arena. Housing here runs from older character homes to purpose-built student apartments, and the neighborhood connects to downtown along North University Drive.
South Fargo (Osgood and Davies)
South Fargo's newer subdivisions offer townhomes and larger-format apartment communities built in the last decade, appealing to renters who want more square footage and off-street parking over walkability. It sits farther from Broadway Square than Kesler's downtown location but offers easy access to I-29 and south-side shopping.
West Acres and Prairiewood
Centered on West Acres Mall, this west-side area combines retail, dining, and the Prairiewood Golf Course with some of Fargo's more budget-friendly rents. It's a practical choice for renters who prioritize errands-in-one-trip convenience over downtown's nightlife and river-adjacent events.
Fargo pairs a small city's cost of living with the kind of downtown construction boom you'd expect from a much larger metro, and that combination is rare for a city its size. Here is what sets it apart:
Downtown Fargo's Building Boom
Kilbourne Group alone brought more than 360 new apartments to downtown Fargo in 2022, including Kesler Apartments, the Mercantile on Broadway, and The Landing at 1001 NP. That pace of downtown investment, paired with a citywide Walk Score of 93 for addresses like Kesler's, is not typical for a metro area of Fargo's size.
A Low Cost of Living Alongside a Tight Job Market
Fargo's unemployment rate sits at about 2.94%, and the median household income of roughly $69,135 goes further here than in most U.S. cities of similar size. The average commute is just under 14 minutes, which means less time in the car and more time using what the city offers.
Major Employers Across Finance, Health Care, and Tech
Kesler Apartments's downtown location sits close to Bell Bank's new headquarters tower and within an easy walk of Sanford Health, keeping finance and health care jobs a short trip from home. Amazon and Microsoft both maintain large campuses elsewhere in the Fargo-Moorhead area, adding a tech and logistics layer to the local economy.
A Genuine Four-Season Outdoor Culture
Between the Red River Market's summer Saturdays at Broadway Square and the trail network through Island Park, Fargo's outdoor life shifts with the seasons rather than shutting down for winter. Residents at Kesler can walk to the market from their front door during peak season.Kesler Apartments's spot steps from Broadway Square puts residents within easy reach of downtown Fargo's restaurant, arts, and event scene. Popular attractions nearby include:
- Broadway Square

Most of these sit within a few blocks of Kesler Apartments, so a Saturday can move from the farmers market to a museum visit without ever needing a car.
Kesler Apartments sits in the middle of downtown Fargo, minutes from the city's largest employers and a short drive from others spread across the Fargo-Moorhead metro via I-94 and I-29. Major area employers include:
- Bell Bank (headquarters tower, downtown Fargo)
- Sanford Health (Sanford Medical Center Fargo)
- Essentia Health-Fargo
- Amazon (fulfillment center, Fargo)
- Microsoft (Fargo campus)

Kesler Apartments pairs a downtown Broadway Square address with the kind of amenities that are hard to find together in a six-story building, including:
Rooftop Patio Views of Broadway Square
From the rooftop patio, residents look out over Broadway Square and the surrounding skyline, using the space for everything from morning coffee to watching summer events unfold below. A fireside clubroom and BBQ and picnic area extend the gathering space indoors and out, giving Kesler Apartments more shared square footage than a typical downtown building its size.
A Pet Wash Station and Gated Relief Area
Kesler Apartments allows up to two pets per household with a 175-pound combined weight limit and no breed restrictions. A dedicated pet wash station and a gated pet relief area sit on-site, removing two of the bigger hassles of downtown pet ownership.
Heated Parking and a Secure Package Room
Most residents at Kesler Apartments park at the nearby Roberts Commons ramp, with a limited number of heated spaces also available directly below the building for North Dakota winters. Online orders route through a monitored ButterFly package room, and controlled access paired with security cameras keeps deliveries and residents accounted for.
In-Home Comfort with Stainless Kitchens and In-Unit Laundry
Inside each home at Kesler Apartments, stainless steel kitchens, in-unit washers and dryers, and high ceilings carry through every layout, from the compact Opal studio to the family-sized Florence three-bedroom. Floor-to-ceiling windows in select homes frame the surrounding skyline, and short-term leases are available for residents who want the location without a long-term commitment.Resident FAQ
Applicant FAQ
We use a Ratio Utility Billing System (commonly known as a RUBS program), which is a method for allocating master billed utility expenses to residents of a multifamily community. Rather than simply taking the bill and dividing it by the number of units, RUBS considers the square footage of a unit, and the number of residents. This does not include any common areas, hallways, or garage areas. The tenant would only be responsible for the square footage and occupancy of their unit. The vendor who will be providing these billing services is Yardi Energy Services (YES). When the new billing services begin, you will receive contact information and can reach out to YES for any questions or concerns regarding your bill
